What is the developer proposing for the corner of Bolsa Chica and Warner?
The building will be a full-service memory and assisted care facility with amenities geared toward elderly residents in HB.
What sort of amenities will this community have?
Services include 24/7 care, transportation, and security, among others. Spaces include a few dining venues, a fitness center, a theater, a salon, and outdoor areas like a pool, a courtyard, and lounges. All of the amenities are included in the documents on the city’s website.
What will the traffic be like with this new project?
Elderly care facilities don’t create much traffic because their residents barely drive. Most don’t even own a car. If the commercial buildings on the site today were more occupied, there would be at least twice the amount of traffic generated as that of the proposed elderly care community.
Are they following all the guidelines the city provides for commercial use?
While the project was originally proposed as five stories, it’s now a reduced size. It meets or exceeds HB’s existing code with a height below 50 feet, setbacks greater than 10 feet, and landscaping above and beyond what is required.
Why are they proposing senior care here in HB?
HB’s population is aging quickly, and we don’t have enough senior care communities to keep up. This new facility is a solution to this problem and will be a great option for our city’s elderly residents.
